Foreclosures Increase As Mortgage Modification Programs Lose Steam


Even with the foreclosure moratoriums that a few of the nation’s biggest banks instituted following the robo-signing scandal, foreclosures for this year will likely top one million. According to a report released yesterday by the Office of the Comptroller of the Currency and the Office of Thrift Supervision — two of the federal bank regulators — foreclosure activities were up significantly in the last quarter:


The number of new foreclosures increased to more than 382,000 — 31.2 percent more than in the previous quarter and 3.7 percent more than a year earlier. The number of foreclosures in process increased to 1.2 million — 4.5 percent more than in the previous quarter and 10.1 percent more than a year earlier. The number of completed foreclosures also increased to nearly 187,000 — 14.7 percent more than in the previous quarter and 57.5 percent more than a year earlier.


A large reason for the jump, according to the report, is that mortgage modifications under the Home Affordable Modification Program (HAMP) — the Obama administration’s signature foreclosure prevention effort — have dropped significantly. Mark Zandi, chief economist of Moody’s Analytics, said that a main problem driving the foreclosure machine is the “inadequacy of loan modification programs”.


For months, it’s been apparent that HAMP and the administration’s other programs designed to keep borrowers in their homes are going to fall woefully short of their goals. HAMP has processed only about 500,000 permanent loan modifications, out of 1.4 million trial modifications that have been initiated. The redefault rate (the number of borrowers who again fall behind on their mortgages, post-modification) for the program is an ugly 21 percent.


The Congressional Budget Office estimates that just $12 billion of the $50 billion dedicated to foreclosure prevention will be spent. The Congressional Oversight Panel for TARP, which also oversees HAMP, estimates that at the current rate HAMP will only benefit 700,000 homeowners, far less than the 3-4 million that the Obama administration said would receive aid. “Absent a dramatic and unexpected increase in HAMP enrollment, many billions of dollars set aside for foreclosure mitigation may well be left unused. As a result, an untold number of borrowers may go without help,” the panel said in a report.


There are still plenty of things that can be done to fix HAMP and ensure that the full resources dedicated to foreclosure prevention actually wind up in the hands of homeowners. Here are some recommendations.





Responding To TP Report, Huckabee Group Fires Scam Artist Who Defrauded Foreclosure Victims


On Tuesday, ThinkProgress reported that former Governor and current Fox News personality Mike Huckabee has been starring in a new health reform ad campaign run by a political consulting firm owned by a notorious scam artist. The firm Huckabee’s group had hired is 949 Media Group, a company run by Derek Oberholtzer — a notorious scam artist who ripped off foreclosure victims. Before going into political work, Oberholtzer ran a company that promised aid to people facing foreclosure. But prosecutors from Idaho and the federal government found that Oberholtzer had systematically robbed his customers by charging them with fees ranging from $595 – $1,500 without doing a thing to help them with their mortgages. Responding to ThinkProgress’s report, Huckabee colleague Ken Hoagland sent Max Brantley of the Arkansas Times a statement indicating that they will fire Oberholtzer:


Ken Hoagland, chairman of Restore America’s Voice said, “We have terminated the services of 949 Media after we saw a web report last night detailing prior complaints involving its participation in certain mortgage relief marketing activities.” Hoagland said that 949 Media was a subcontracting vendor “responsible for web consulting but was never tasked with any management or leadership role” within the growing national campaign, as originally reported. “We were unaware of the seriousness of the past issues with this vendor and we have taken immediate action to terminate the relationship. No public official working with us to repeal the healthcare act had any knowledge of nor relationship with any vendor or subcontractor,” said Hoagland.


Over the years, Huckabee has been accused of using non-profits to enrich himself and his family. Although it is unclear if Huckabee receives any monetary gains from his latest venture, it is laudable he has at least distanced himself from a scam artist like Oberholtzer.

Making Money System


A couple of months ago, I bought this drawing from New York artist William Powhida. It’s called “A Guide to the Market Oligopoly System”, and it’s lots of fun, as well as being very astute.


It’s dominated by a big pyramid, with “the yearning masses” at the bottom — “submerged artists”, “deep in debt”, with enthusiasm rather than money. There’s a little dot over on the left, saying “you are probably here”. Powhida explains the economic condition that most artists find themselves in: There are always more people who like to earn their income as an artist than there is demand for them: there is a structural excess supply of labor. So, why do they persist? It’s a labor of love, or willful ignorance of the odds.


At these levels, art-making is simply not an economic activity, and as such it might be the purest art of all. There’s something quite noble about a labor of love, and indeed most artists, galleries, and museums at much higher levels of the pyramid are happy to continue to pretend that the art they’re showing is still a labor of love, even as it sells for millions of dollars. Art is getting bigger and glossier because that’s where the money is, but few artists (Takashi Murakami, perhaps?) will unabashedly admit that they make art for the money.


For the most part, then, as you rise up the pyramid, you encounter a steady increase in hypocrisy and artspeak, with the latter largely designed to obfuscate the former.


At the same time, however, it’s easy to sneer at the labor-of-love types: the art world has internalized the idea that labors of love are only worthwhile so long as they fetch a goodly number of dollars, or at the very least have a veneer of art-school sophistication — a veneer which becomes even more important if your art is popular or decorative or minimally functional. (Elsewhere, Powhida notes that “fashion isn’t considered art. Sorry!”)


The next level of the pyramid is what Powhida calls “the broad primary market”, which includes “tons of commercial galleries everywhere” as well as non-profits, pop-ups, co-ops, and the like. This is the point at which art starts being traded for money — the artists in question typically make a three-figure sum selling smallish works, with larger pieces at more respectable galleries going for a few thousand.


At this point, both artists and collectors start thinking in terms of what any given piece might be “worth.” Everybody in the system — artist, collector, gallery — has a natural desire to want to believe that an artwork is “worth” more than the collector paid for it, and that the trajectory of the artist’s future career will mean that in years to come, the collector will be able to sell it at a profit.


This is where the collector hypocrisy comes in: collectors love to say that they buy art just because they love it, and that they will never sell it. For them, just as for the artist, it’s important to keep up the pretense that what they’re doing is a labor of love; when collectors are caught flipping artworks to auction houses and making a profit on the deal, they’re sneered at, especially if they don’t immediately reinvest the proceeds in even more art. But the fact is that beyond a relatively modest initial level, no collectors will buy anything unless they think that it has real monetary value now, or will have it in the future.


This is why galleries are so important: they’re the mechanism through which an artist’s career can be tracked and reduced to a handy dollar figure. Everybody knows that there’s much more art than science to setting the dollar amount, and that’s why they always keep an eye on the auction houses, which are considered more objective. There’s an interesting tension here: galleries and artists love to see new records being set at auction, even as they hate the collectors who take their work to an auction house in the first place.


The auction houses are actually two full notches higher up on the pyramid, above the blue-chip galleries in London, LA, and New York and the major art fairs such as Art Basel and Frieze. At these levels, art becomes more explicitly a commodity: virtually everything bought here has some kind of immediate resale value, and you’ll probably be able to borrow cash money against it if you put it up as collateral. Galleries will nearly always buy back the work they sold you, if not at the price they sold it to you for, and much of the work will happily be accepted by the big auction houses.


The barriers to entry, at this level, are high: in the primary market, individual artworks start in the five-figure range and go right up into seven figures or even eight for massive works by megastars. Meanwhile, the same dealers operate a highly-exclusive secondary market where works can occasionally break the $100 million mark.


As its position on the pyramid suggests, the auction market is even more exclusive. It’s actually smaller, even as a secondary market, than the behind-the-scenes dealings of gallerists, and it’s also much more brutal in its assessments of an artist’s career trajectory. Auction houses are happy to sell relatively cheap works by up-and-coming artists, but they are much warier of more expensive works by artists seen as being on the decline. There’s still a market, for instance, for 80s superstars like Julian Schnabel or Eric Fischl, but you’re very unlikely to find their work at auction: they’ve been kicked out of the auction world, back down to the primary dealers.


It’s worth noting that this mechanism creates a very strong survivorship bias in the official art-market returns, quoted by Powhida at being 0.55% per year. Those returns are calculated by looking at pieces which have come up for auction more than once, but the fact is that in the big auction houses will often simply refuse to accept pieces which are no longer in favor, with the result that those works end up being sold in the opaque secondary market of galleries, and never get incorporated into official statistics. Auction sales are emphatically not a representative sample of secondary-market art sales more generally. What’s more, most art collections are built up in the primary market rather than the secondary market, and art indices give no indication of the rate of return on primary-market purchases, again because those numbers are so opaque.


Most people who buy art will, to a first approximation, “lose” all their money: like most other consumer products, it won’t or can’t be resold after being bought. Many of those people kid themselves that their work is “worth” roughly what it would cost them to replace it; they’re only disillusioned when they actually try to sell the thing and find no willing buyers. And even the clear-eyed often think of their art as a lottery ticket: it might be worthless today, but maybe, in the future, if the artist becomes hugely successful, it could be worth a fortune.


Art only really becomes an asset class at the very top of the pyramid: the auction houses, the museums, and the stars (a/k/a Damien Murakoons). Artists are constantly if slowly being inducted into this world, and museums are constantly receiving donations of art and buying it themselves, thereby taking it off the market. As a result, the total size of the market remains roughly constant, even the art which makes up the asset class is constantly changing. Right now, you’ll find Richard Prince and Francis Bacon in high demand; in ten years’ time it’ll be someone else.


One of the things I like the most about Powhida’s piece is the various different ways that he characterizes what you might think of as the y-axis: the thing that changes as you go higher up the pyramid. One sequence looks at the artists, who go from “submerged” to “emerging” to “established” to “stars.” Another looks at the artists’ net worth, which goes from “deep in debt” to “loaded.” Then of course there’s the price of art: “hundred$” to “thousand$” to “million$.” There’s a line characterizing the art from the collector’s point of view, from “speculation” to “investment.” There’s an upside-down pyramid, showing the art world in terms of effect rather than mass. And then there’s this:



You can argue the toss on some of these, but the main thrust is clear: the value of a work of art is to a very large degree a function of the city where it’s being sold. New York’s at the top of the heap (or, to be precise, Manhattan); Berlin punches well above its weight; Paris, the erstwhile center of the art world, is conspicuous by its absence.


Art schools, too, are ranked: Yale’s at the top, followed by Columbia, RISD, the Art Institute of Chicago, MICA, Cal Arts, UCLA, Bard, and Pratt. No foreign art schools are on the list, which is a shame, but Powhida is a very American artist.


In any case, I love this particular piece — I’m geeky enough to think that there should be much more art with footnotes — and I’m glad to own it. Naturally, I’ll never sell it. But I can still dream of a day when Powhida is famous and it’s worth a fortune.



“We wanted to be the Bose of the digital world,” Cullen said. But in order to do that, the Sonos crew had to figure out how to make a product that was easy to use and could deliver a sound quality that audiophiles and those listening to MP3s would appreciate (as an aside for digital music junkies, Cullen says he stores his audio files as 320 kbps MP3 files). Improvement is ongoing, with the latest advancements being the way it built its S5 boombox-style device. Sonos, not longer content to shuttle bits around the home network through a proprietary wireless system, designed a new speaker for the S5 that digitally controls the output from the different parts of the speaker.


An advantage of this is that the S5 sounds the way most consumers prefer their speakers to sound (at least according to the gurus at Lucas Arts who vetted the sound quality for Sonos) and that the speaker profile can be changed via a DSP programmer tweaking the settings. Expect those advances to be seen in future Sonos products. Cullen also notes that the home audio market is the focus today, but people listen to music in other places, such as in their cars or via headphones — an area Sonos will one day explore. As it does, it’s staying focused on providing the best sound for digital music and continuing to refine the way it builds its products in the service of that goal.


Lesson#2: Consider Usability Before You Build



It took the guys at Sonos a few months to build their first prototype, and at the end, they were left with a product only a geek could love. Realizing this, they sought help from a usability expert, who told them they didn’t need a usability expert until much later in their process. What they needed was an industrial designer who could get in early and help them build the hardware and software with an eye toward the consumer. The team eventually hired Meiko Mieko Kusano, a designer for Phillips, who told them, “Usability is in the bones of the product, not the skin.” Cullen still credits that mentality with Sonos’ success.


“Most consumer electronics companies build out hardware and then add software to update it and change their designs every 18 months. We turned that on its head, building hardware that will last and software that we can update whenever we need to in order to improve the experience.” Cullen credits that shift to Kusano, and offers up Sonos’ Zone Player products as an example. “You should be able to stream music over that for the next 15 years.”


Lesson#3: Don’t Be Afraid to Cannibalize Yourself



That long-term vision for the hardware is part of the success of the Sonos platform, but the other is the philosophy the company has about working with partners and even introducing new products to expand its base. When it launched, a Sonos system could run a user about $99 for a wireless router, another $350 to $500 or so for something that picks up that signal and connects to speakers in one room (each room would need another of these), and a special controller for about $350 to drive the system. But in 2008, Sonos released a free app for the iPod that mimicked the functionality of the controller and thus brought down the cost of the system. Sales surged. The loss in controller revenue was more than offset by sales of the new system, Cullen said.


It now has a free app for the iPad, and as mentioned earlier, Cullen says support for other platforms will come. But last year, Sonos introduced a much more disruptive product: its S5 boombox. For $400, the S5 has speakers and allows someone to create a Sonos network with the addition of a Zone Bridge for $99. The launch of that product has changed the profile for Sonos, moving it out of the specialty market and into the mainstream. At the time of this writing, items No. 3 and No. 6 on Best Buy’s Top 10 bestselling wireless and streaming audio products were S5s. However, Sonos’ S5 cracked the top 100 of Amazon’s Bestsellers in Home Audio & Theater Products list at No. 73, behind rivals Logitech and Bose. But Cullen says the fear of cannibalizing sales of its more expensive gear hasn’t been realized; instead people buy an S5, then tend to add more onto their networks.


Lesson #4: A True Platform Doesn’t Pick Winners

As a platform, Sonos plans to release a breadth of hardware and software to ensure a better digital music experience, but it also extends that to partnerships it signs with music providers. Sonos currently supports Spotify in the U.K. and Scandinavia, and that partnership alone has enabled it to boost sales of its system in those countries by a non trivial amount. In the U.S., a partnership with Pandora has had a smaller but still noticeable affect on sales as well. Cullen said Spotify and other some partners have offered to pay Sonos for providing access to their content to Sonos users, but Sonos doesn’t play that game. “We don’t take revenue from people,” Cullen said. “We don’t want any incentives to guide our behavior rather than the user choosing what they want to listen to. We don’t want to be picking winners and losers.”


So far, Sonos’ strategy is working. The company has now raised $65 million,and while Cullen wouldn’t discuss IPO plans, he says the company has been approached by buyers. However, the $15 billion home audio market beckons, and Sonos believes it has learned how to play the game well and can take the disruption provided by digital music and home networks to give the industry giants a run for their money.

The U.S. isn’t the only government knocking on Twitter’s door right now, it turns out. Officials on the other side of the Atlantic are also casting their eyes over the site — if for very different reasons.


The UK’s Office of Fair Trading — the British equivalent of the Federal Trade Commission — has launched a crackdown on deceptive Twitter endorsements in an attempt to bring some rules to the Wild West of social media.


The push comes off the back of a six-month investigation into a Twitter-based ad campaign by British blogging network Handpicked Media that concluded last month. The OFT found that there were serious problems with the amount of disclosure (or, more accurately, non-disclosure) taking place online, and that consumers were, in particular, misled by a series of tweets that suddenly appeared to be grassroots promotion for a fashion sale but were, in fact, paid for. The latest action is that decision writ large, taking the lessons learned from Handpicked and applying them across the entire industry.


The OFT’s suggestions are fairly straightforward: that consumers need to understand when there is payment (of any kind) being made for coverage; and if anyone is promoting a company or brand they work, then it “needs to be obvious” that they have a financial connection. The bottom line is fairly clear: being paid to tweet isn’t wrong — as long as that fact is made clear.


It’s more than a little reminiscent of the heated arguments that the U.S. went through in 2009 when the FTC proposed disclosure rules for bloggers who get paid to post. At the time the FTC rules generated something of a storm: high-profile bloggers like Jeff Jarvis argued that the rules amounted to an unfair restriction on free speech, calling it “a monument to unintended consequence”. Others, like Google’s anti-spam chief Matt Cutts, argued that it would make the web more useful and more trustworthy.


Whether such regulations have actually worked remains murky. Major celebrities reportedly receive tens of thousands of dollars from advertisers keen to get them to endorse products, and only a handful seem keen to disclose their relationships. The rules might prove a little more effective in regulating those celebrities and brands who fall under UK law, however, since advertising regulations in the country are relatively strict.


The real question for those of us watching Twitter’s fortunes are what it means for the service itself. Is this going to be a thorn in the company’s side as it tries to make money. While it probably seems like an irritation, I suspect the answer is that it’s actually good news for Twitter in a number of ways. For starters, becoming subject to regulation — while onerous from a legal standpoint — is recognition that you’re important enough to matter. That matters to Twitter, which still suffers from a perception problem among large portions of the population that it’s just people sharing what they had for lunch.


Secondly, it goes a little way to cracking a big problem of social media: that speed and transparency don’t always go hand in hand. For every great news event that’s broken on Twitter, there has also been damage from cases where falsehoods and deception have spread incredibly quickly — most recently the erroneous news that Congresswoman Gabrielle Giffords had died after getting shot in the head this weekend.


But there’s also a third, and perhaps more important reason, why Twitter itself might be interested in more, rather than less regulation. It could actually be an effective — if inadvertent — way of boosting Twitter’s so-far unimpressive advertising platform.


Promoted Tweets haven’t exactly set the world on fire… but if governments are suddenly sending out a strong message to professional marketers, advertisers and the dreaded “social media gurus” who make a living pimping products and services on Twitter, then that could have the added effect of making Twitter’s Promoted Tweets more enticing. The company won’t regain every slice taken out of the grey market of unscrupulous paid-for messaging, but it should get some — improving the bottom line and driving more legitimate advertising to Twitter.


It probably doesn’t feel great right now as the company stares down the barrel of a Department of Justice subpoena and this OFT mandate, but sometimes — just sometimes — a little push from the government turns out to be just what businesses need.

Making Internet Money

Thanks God we are done with celebrating and can start working! Here’s one essential checklist for you to start:


1. Acknowledge Your Biggest Fans


Do you have fans that re-tweet your posts, email your articles to friends, and send new business your way? What have you done for them? Have you at least taken the time to thank them?


You should always monitor your brand, your website link and your own name (I use SocialMention). Every time someone says something nice about you, you should thank them. If you can do something else in return, by all means do.


2. Understand the Golden Rule of Blogging


Most blogs don’t appeal to the audience they’re writing for. The writing may be good, but the topics aren’t. Let’s say you sell furniture. Your blog shouldn’t be about your specials, the new employee you hired or about your vacation to Hawaii. Your blog should be about furniture.


Always ask yourself this question: who am I writing for? What kind of content do they want? It doesn’t matter if you don’t offer all the services you write about. For example, I own an Internet marketing agency and my audience is business owners. But, I don’t only write about online marketing; I write about topics that are of interest to business owners, such as lowering costs, motivating employees and off-line marketing.


Find out what your audience wants and give it to them.


3. Use Decoy Offers


Have you ever wondered why some stores sell an item for $100 and in the price tags says “Was $200″? It makes the current price look a lot better. Some people might think $100 is a lot of money for that item, but hey, it was $200, so you’re getting a great deal, right? Well, believe it or not, it works. This is because everything is either a great deal or an awful deal based on what you compare it with.


Psychologists call this “the principle of contrast.”  How can you use this to your benefit? My favorite way is to present two or more offers. One will be your current offer and then you’ll add some decoy offers. The decoy offers will be really bad deals, but they’ll make your main offer look great. For example, you can sell one can of your product at $19 and three cans at $25 with free shipping and feature this last offer as the weekly special. Try it; it works like a charm and there’s nothing unethical about it. You’ll keep your main offer and all you’re doing is making it look better by adding some not-so-attractive offers.



4. Write Your Marketing Copy First and Develop Your Product Around It


I’ve found this tactic to be extremely effective. Instead of creating a product and then writing the marketing message, I like writing the copy first because by trying to sell it with words, I get a much better understanding of what the audience really wants and I can give them that product or service.


5. People Buy from People, Not Companies


Your customers might have known your company first, but they bought from you because they liked you or the salesperson they dealt with. This is especially true in B2B. The takeaway here is: do a good job explaining how your company can help your clients but do an even better job connecting with your prospects at a personal level.

I figured out how to get bullish!


Just read the Wall Street Journal.  On the front page we have "Nuclear Pact Adds Backers" above the fold along with a fluff piece on the weather in Europe. There are 3 other featured articles on the front page of the World’s most widely-read financial paper and one is a fluff piece on the Jimmy Stewart museum, one is on the obscure concept of betting people are going to die (very fun and interesting but "The World’s biggest financial paper"?) and the last is on the SEC looking into Mark Hurd’s exit from HP.  On the left is "What’s News" with about 30 summaries of articles in the paper so one would think you could look this over and have a really good idea of what’s going on in the World.


I see that "Spain said its regional governments are on track to meet their budget targets" and Dow component Boeing (who fell off yesterday) announced a "$1 Billion commercial satellite deal with the Mexican Government" and Blackstone is starting a $15Bn fund and TD is buying Chrysler Financial for $6.3Bn and (and this is a real XMas gift to Wall Street) "A Senate deal to fund the federal government until early March doesn’t include money to enact the health-care overhaul or stepped up regulation of Wall Street" and also that North Korea held their fire during a South Korean artillery drill.  Wow!  All seems right with the World, doesn’t it?


If I just read the WSJ, I find no reason to be bearish at all.  Certainly there is no mention of Spanish Bond Yields rising 37% in a month to 5.5% at today’s $4Bn bond auction. There is no mention of China’s Vice Chairman of National Development saying that China "needs to prepare for a long- term fight against inflation" or that oil imports into China are expected to fall off next year as their economy cools down. You would think the fact that BAC, JPM and four other lenders facing a suspension of foreclosure activity under court order in New Jersey would be a news story or perhaps some mention of the 29-year high in sugar prices would be of interest to investors along with the limit-up trading in cotton to record highs for no particular reason other than the fact that it’s a commodity and speculators will buy pretty much anything in the current frenzy. 


Gold is up for the third consecutive day, China’s money-market rates jumped to a 2-year high as banks raised their reserve ratios (this one didn’t even make the WSJ’s on-line Asia section, but you can real all about the World’s most expensive noodles!). Pimco said "Untenable Policies Will Lead to Eurozone Break-Up" according to the London Telegraph with Andrew Bosomworth stating: "Greece, Ireland and Portugal cannot get back on their feet without either their own currency or large transfer payments. The euro crisis is not over by a long shot. Market tensions will continue into 2011. The mechanism comes far too late."


Of course that’s nothing compared to Meredith Whitney’s dire warning of a financial meltdown driven by the collapse of US municipal bond auctions – a topic we discussed last Wednesday.  And Meredith is just full of holiday cheer compared to David Rosenberg, who puts a fair value on the S&P at no more than 1,120 and makes many excellent points that the market is now 10% overvalued and gives "10 Signs that the Holiday Retail Season is Going Worse Than People Realize" or John Hussman, who has certainly channeled his inner Phil with "Things I Believe" too!  


We are, then, getting to the root of my problem – I read too much! I wake up early every morning and read my various papers and web sites and, from that, I formulate a short-term and long-term investing premise. Perhaps I have forgotten what the Great Emancipator once said:

DEFAULT NOTICES,  administrative 3 months mandatory paper trail, properly 'served' to meet stage one Legal Requirements...


 


November 2010 lowest since July 2007 thats 3 years and 5 months = 41 months 


so finally exhausted the continued monthly supply of about 80,000 defaulting type house buyers, 3.28 million defaulters


 


SINCE THE TAIL END CHARLIES finally 'evicted' is/has been at 95,000 / month...(why MORE..hum) ANYWAY, FOR SURE ALL 100% OF THE DEFAULTERS SEEM TO BE CONTINUING TO NOT PAY..remaining rent free during the judicial cycle from default to final eviction...


 


How Long on average ? 12-24 months per house rent-free? pure guess.. another guess is therrefore HOW MUCH 'TAKE HOME ADDITIONAL SPENDING MONEY IS IT @ 24 months and say $1500/month (very modest estimate, low end). and 3.28 million 'beneficiaries' over the 41 months thus far...


 


Well, a NICE SOLID $36,100 per household ....11.75 x 10 (6+4)  =>  11.75 tens of billions..=>.$117.50 BILLION boost to the USA economy, spread over 41 months, very very good...


 


Another pure guess is IF the US IRS will make an Administrative Final Decision regards the tax status of the UNPAIDFORGIVEN DEBTS on those mortgages...


 


You see, of course, that for every Bank Tax deduction for 'written off mortgage-debt', that same EQUAL amount of "DEBT FORGIVEN MUST BE TAXED", against the 'beneficiary...shall it be 'short term' or 'long term' windfall income?,


 


and under what special payment terms shall the IRS allow the money-due to be paid...probably the short term mode = 35% average for blue collar workers, spread over 2 years of the estimated $36,100 / household finally evicted, about $12,600 'back taxes due'


 


and for non-citizens, non-payment could result in deportation/refusals to renew VISAs and all THAT...right?
